Hello, Fox Glen Co-owners and Residents,
On Tuesday, April 4, 2017 we walked Fox Glen with Ken Cousino of ETC (Engineering Technologies Corporation) and together we marked with white paint the sidewalk flags and the curb segments to be replaced this summer. Ken will prepare the request and send it out to bidders. The board will decide who will be awarded the job after the bids are in and we evaluate them.
We marked sidewalks and curbs to eliminate the sidewalk trip hazards and the dangerous or ugly sections of curb. This will make our neighborhood safer, reduce liability for all co-owners, and improve the aesthetics of our neighborhood until we do the roads/curbs/sidewalks which is currently planned for 2021, four years from now. Ken said that the sidewalk and curbs that we replace this summer will not have to be replaced when we do the rest of the roads, so that’s good news.
IMPORTANT:
- Driveways and the sidewalks that are located within the driveways are the responsibility of the co-owner per our Master Deed. For those sidewalks, the association will have any needed sidewalk flags replaced and will then invoice the co-owner for the work. We don’t know at this time the exact cost of this work, but when we select the winning bid we’ll let co-owners know.
- There are some driveways with noticeable deterioration. Those co-owners will be notified by mail.
- The board suggests that co-owners look at their driveway and consider if they would like to have it replaced this season along with the other concrete work. It’s likely that the price would be lower than contracting the work as an individual. We’ll have more information about this in the near future.
